Terms of service

These terms apply to Rent by Robol at https://rent.byrobol.com (the "service"), a private tool for managing rental properties. It is used by property owners, the people who manage properties for them, and people they invite.

Who can use it

Accounts are by invitation only. You may sign in only with an account created for you, and only for the properties you have been given access to. Keep your password and sign-in methods to yourself, and tell us straight away if you think someone else has used your account.

Using the service

• Use it only to manage properties you own or are authorised to manage, and only for lawful purposes.
• Only enter or upload information you are allowed to share, including tenants' and owners' personal information, and keep it accurate.
• Do not try to get into accounts or properties you have not been given, interfere with how the service runs, or upload anything harmful.

Records and figures

The service keeps a record of rent, expenses, bills and documents, and works out figures such as arrears, owner statements and tax summaries from what is entered or imported. Imported statements, ledgers and photos are read automatically and shown for you to check before anything is saved. The figures are a convenience, not financial, tax or legal advice: check them against your own records and talk to your accountant or adviser before relying on them.

Payments and messages

Card payments are processed by Stripe, and emails and text messages are sent through email and SMS providers. Their own terms apply to those services. A message or payment link sent through the service is sent on behalf of the person who sent it.

Availability

We work to keep the service running and your information backed up, but we cannot promise it will always be available or free of errors. Keep your own copies of anything important; most records can be exported or downloaded.

Ending access

The person who manages your account can change or remove your access at any time. We may suspend access that is being misused. You can ask for your account to be closed by contacting us.

Liability

To the extent the law allows, the service is provided as it is, and we are not liable for indirect or consequential loss arising from using it. Nothing in these terms excludes rights you have under the Australian Consumer Law that cannot be excluded.

Changes

We may update these terms. The date at the top shows when they last changed, and continuing to use the service means you accept the current version.
